Tenant leaving house, father to take over

I'm currently joint landlord of a house and the tenant has decided to leave he first told me that his brother was going to take it over with our permission. But how has changed his story that his father is going to take it over.

He is getting rent allowance and he has been no trouble since he is there, except for a few late payments now and again but he has always paid up. He said his father will also be getting rent allowance.

The reason I’m suspicions about this is, the brother has been in trouble before and done jail time. I read in the local paper that he also had drug problems. Apparently now he is settled down and his girlfriend has a child.
I think he maybe lying to me to because he knows I would have read about his brother. Any suggestions?
 
If you are not comfortable with the scenario then don't accept the new tenant. Once they are in it's very hard to get them out.
 
yeah it sounds dodgy.. invent a relative or friend who wants to take it over the lease
 
he said he is going to setup the db with the bank this week, i told him we weren't sure if we'll let his "father" stay there. on the one hand it's good because we'll have it rented straight away, but on the other hand....chasing rent off a dodgy fella might be more hassle than it's worth.

The house could do with a new kitchen as well, if it stays in the family we wont have to put one in.
 
If I was to get the new tenant to sign a 6 month contract, how hard would it be to get rid of him (if i wanted) after the 6 months
 
I would run a mile from this TBH. I`d rather my house empty then have someone with a criminal record in it. i know some of you posters will bite my head off for saying that but it`s my opinion and i`m entitled to it. Theres no way i would have a fella living in my rented house after reading all that about him in the papers.
I think going along with " oh i have a family member who needs my help at the mo so sorry i wont be able to help your father out with a house to rent"... etc.

Advertise the house a few weeks after your tenant is gone. Be firm about it and dont allow the standing order to be put in place.
 
thanks for advise, i have spoken to someone in a rental agency, they have seen the house, they said if we put a bit of work into in we could get a family in there and get €800 am, currently getting €650 am.....i think this might be the better option, even if we still only get €650 am
