Interested in two properties - 1st being near tallaght and the 2nd near walkinstown.

difference in price between the two houses is 200,000.
The costing of refurbishing (walkinstown) is estimated @ 80,000 to 100,000 which brings the difference in price to an estimated 300,000

Tallaght is 4/5 bedroom with large conersite with full planning permission for a double story extension.
This house is located just off the Belgard road, in walking distance of various shops, luas, etc etc.
The upkeep of this house is walk in condition with many extras eg, decking, kitchen appliances etc.

Walkinstown is a detached Bungalow with modest sized garden rear access, on very main busy road.
This house is in need of total refurbishing,
It is is within walking distance of many amenities and very centrally located.

Our decision to buy is not driving by investment rather by which house will serve us best as our permanent and final home.

I assume the house in tallaght is close to Luas.
You say the house in tallaght is bigger and has room to extend.

I suppose where you work amenities and schools should be a consideration.

I would go for tallaght although I am a little biased as the folks are in Kilnamanagh.
