Any tips on building to the side of the house - what could I get built without PP ?

Any contacts in the Carlow area ?

How much should I pay ?

My wife wants to use it as an Office. Can she claim back the building costs against her tax ? She is self employed.

I did this in my house 2 years ago. The sunroom consists of a 2 Velux windows plus surround uPVC windows and sliding uPVC door. I used Sunshine Ltd in Galway who did everything (all electric works, laying floorboards, installing a radiator, plastring etc) except they didn't paint the walls. It cost €22k. The job created a lot of dust which took weeks to settle. Painting the room and adding blinds cost more. Make sure that you price your blinds as there can be massive savings. I used Acme Blinds who have branches around the country.

When I was costing the job, I found that some companies expect you to get your own plumber, electrician, plasterer etc but it seemed like a pain the bum to me.


Also, I didn't require PP. I told my neighbours what I was doing before I started and they were all cool about it.

Regarding the tax aspect, the construction of new buildings for office does not in any event give rise to a tax deduction as buildings such as this do not qualify for "capital Allowances". She may be able to claim for the office fixtures/fittings & equipment ( 12.5% pa over 8 yrs) however only to the extent that those items are used "wholly and exclusively" for the purposes of her self-employment. One should always be careful anyway in claiming tax deductions for any expenditure on one's dwelling where it is used for business purposes as this may give rise to CGT issues on a sale. If in doubt as to whether a particular item is or should be claimable professional advise is to be recommended.

regarding writing off the cost of construction as a business expense, I would recommend that you speak to a financial advisor before doing this. My understanding is that if you were to do this and wanted to later sell the house, you may be liable to pay tax on the portion of price increase related to part of the property that you wrote off as a business expense. The theory being that if it is a business expense, and 'gain/profit' you may from that expense it liable to taxation.
Although the likelihood of such a course of action ever playing out is slim, it may be worth your while to get all information before making a decision.
btw: I am NOT a financial advisor of any sort, just came across the same issue when converting my attic for a house office (I was also self employed at the time)
