Structural Survey--what to do next?

Just got back our structural survey report,its a 4 year old house.

It has no structural faults and abides by all building regulations etc....

The heating needs to be serviced and we are asking the vendor to get ths done.There were a few recommendations/defects that the surveyor noted...e.g Seal around the bath tub should be replaced,no lock receivers on doors etc....

Would any of these minor defects lead to us lowering our initial offer,we are sale agreed the past 3 weeks and the offer was based on a sturtural survey,could we haggle around the price?Id say the cost to fix the minor defects would be circa €500 and we could do most if not all oursleves.
 
Yes you can.

BUT, in my view you are buying a second hand house, not a brand new one and it is a bit mean to start haggling over such minor stuff. I wouldn't - lots of people would. Your call.

I also think it would be a bit cheeky to start haggling over such minor defects, but I am sure that there are many people who would do this. They sound like fairly minor issues to me and nothing related to structural defects. You say that you offer was based on a structural survey and as there are no structural problems, I can’t see what the issue is. I doubt there is a property in Ireland that would be in absolute perfect condition for sale and would not have at least a few minor faults e.g. sealant around the bath, light bulb needs replaced etc. especially in a second hand property. In my opinion you either want the property at this stage or you don't.
 
Rather than haggling over minutiae see if the seller will drop the price a bit further so that you can fund any relatively minor work that needs to be done. But as above it's probably not worth haggling too much over a few hundred € on such a purchase especially if you are generally happy with the property.
