State of house at end of tenancy

I have great tenants leaving to buy their own house (5 years abolutely no trouble). The house will need painting and some new carpets, etc, which is fine.

The bath has been damaged by them (admitted) and needs replacement, the stairs will need plaster holes replaced (where kids bang against the plasterbord going up/down stairs and pop plaster at nail holes) and will need filling and painting, again, not a big problem). The kitchen ceiling is stained from the bath leaks and will need repainting which I was going to do anyway.

My question- do I charge them for the replacement of the bath? (They have also got me friends of theirs for tenants who will be staying 3 years)

i would not charge them..they have been good tenants..plus they have recomended their friends to you who will most probably be good tenants too. goodwill means everything.
 
When you offset this expense against rental income it will probably only cost you a few hundred.

Five years uninterrupted trouble free rent and the bonus of them organising suitable replacement tenants is priceless, although you are entitled to deduct this expense from their deposit, I too would happily let it go.
 
From what you say ..... you'ld be mad to pass on the charge. It looks as if you had the ideal tenants. These are an endangeres species in recent times.
