Stamp duty on a house that is half-knocked?

Hi,


We are looking at purchasing a property - and just wondering how much stamp duty would be?

The property we are looking to purchase was a fully functioning family home - the current owners bought the property 3 years ago and they obtained planning permission to knock half of the house and build new frontage, roof and interior.

The owners knocked half the house.

They are now selling the property.


Can anyone tell me if the stamp duty is 1% or 7.5% on the property?

What is residential property?​

A house or apartment that is used as a dwelling is residential property for Stamp Duty purposes.

Residential property also includes buildings, or parts of buildings, that:

  • are suitable for use as a dwelling
  • are in the course of being built, or adapted for use, as a dwelling
  • were built or adapted for use as a dwelling and not subsequently used for any other purpose.

It looks as though it's 1%.
