Hello,
If I sell my house and give the money to my wife to buy a house under her name only (she has never bought), can she buy as FTB ?
Thanks,
Darragh

The solictor may request a tax opinion on the matter but yes your wife should be treated as a first tme buyer, however you can have no benefical interest in the house.
The only downside is if ye have a mortgage only a single person relief will be available because of the fact you can have no benefical interest in the house.

I thought that if one in a married couple had a property then neither could claim to be a FTB in the future, irrespective if the other had not purchased before.

As a married couple a mortgage lender will be insistant upon a mortgage to purchase a PPR being in joint names so as joint mortgagors you will not qualify for FTB Status

Its not a problem that the mortgage is in joint name, only the title has to be in one name.
