If you actually mean €270,000.00 and if you are a genuine first time buyer then, there is no stamp duty payable by you on the purchase. A non first time buyer would pay c. €10,000.00
In broad terms, stamp duty can never be part of your mortgage ( well, not unless the Bank love you to bits). By and large the Bank will only lend a maximum of c.90% of the value of the property by way of a mortgage on the property.
