Can someone tell me the typical 5 stages used for a timber frame build for mortgage payment release.
1. Preliminary costs/Substructure/foundations
2. ?
3. ?
4. ?
5. ?

Say 12 weeks before building, a deposit of 33% needs to be paid to timber frame company. Can this be included in the first stage?

Ours came from a combination of the builders requirements and the engineers report to the lender. We didnt have much input.
 
we had 5 stages, each were signed off by the architect

stage 1: site clearance +foundations
2: timber frame house erection
3. first fix
4: 2nd fix
5. snag

1. Site Clearance and Foundations 25%
2. Blockwork 12.5%
3. Roofing 25%
4. Plumbing and Electrical 1st fix 20%
5. Plumbing and Electrical 2nd Fix 12.5%
6. Snag 5%
