If you both owned the property outright with no mortgage, you could do what you like.
You don't. You have a mortgage. You cannot transfer the property without your lenders consent. I don't think they will allow this. It does not matter that you will still be on the mortgage.
I also think that they will ask why you are thinking of doing this. A number of reasons spring to mind - none of them particularly encouraging as to a persons long term solvency.
