should we invest our money in property

Hi wonder if someone could advise me,
My partner and I are coming into some money at the end of the year, the specials saving and also money from another sourse. we should have about 40k or there abouts, I am think we should buy a property to let, I have priced 3 bed semis in Laois and this that it would be a good idea as the average rent would be more than the mortgage repayment, has anyone any advise, is there somewhere else we should be looking to put our money or is there a better place to invest. please help I am well confused
