On behalf of a friend .........

She wants to sell her home which had a shop open in part of it over 2 years ago. The shop has since closed/retired from business, now pension age.

Would she be liable for any cgt tax, or other tax if she sells ? If so, at what rate ? If so, any way of decreasing tax due ?

Also, if premises is put up for sale with 2 auctioneering companies, what's the deal with that with regard to the cost involved etc or other pitfalls ? This would be just to drum up a bit of competition and get a better price hopefully.

Also, should an architect be brought in to look at planning potential, etc to possibly unearth some hidden value which may apply: ie Section 50s, 23 etc, urban renewal scheme, above the shop, behind the shop potential ?

Is it possible that a premises may fall into such a scheme unknown to the owner where a third party may have applied for such a scheme even though they didn't own the premises ?

Is there anything else that should be checked out to get the best value here, any new schemes out there ?
