shed- compliane cert? have you ever heard the like!

Im buying a house through shared ownership with DCC. My first application was refused after 3mths of to'ing and fro'ing as the owners didnt have an architects cert for the kitchen extenstion (which I was planning on knocking anyway) - it conformed to planning regulations but not building regulations!

I then found another house (I really want it) and now Ive just recieved the sureveyors report - apart from the usual items about insulating, electrican & plumber certs etc (nothing major in the house itself)there is an item stating
"provide architects cert of compliance for shed to rear" ????

Now I dont know if this particular guy is extremly strict or what but I thought if it was to the rear it was planning exempt but there is no way it would pass building regualtions - its just a block concrete shed with galvanised roof and a broken wooden door.

Im so disappointed I just dont know what to do

The building inspector himself dosent seem to be approachable, cant get in contact via phone or email and the girls in office have no control over this aspect of the application.

I cant afford to buy on the open market by myself so I really need them to pass it.

Can anyone suggest anything?
 
See if the vendor can provide the cert? Or an engineers report saying it is exempt?
 
All you need (or vender) is an engineer/architect to have a look at it and do up a cert saying it meets (shed) regulations, or as mf1 says, knock it down.
 


price around for someone to do this cert....
you shouldnt have to pay any more than 150-200 for it....
and retain the cost from the venders sale price... get your and his solicitor to agree this....

this is a standard issue....
 
thanks all, maybe its not such a big deal -sorry for the initial panic.

I was on to council again trying to get some clarification and apparently because its a solid structure and it has electricity (2 plugs I hear) it has to be certified

I think I have an architect to come and view it next monday so fingers crossed.
