Just wondering what are the barriers, if any to running a property/apartment management co in Ireland ?
What’s to stop any Joe Soap setting themselves up ?
Fed up of poor service being provided. Typical issues; no one to answer the phone, reply to e mail or address issues related to common areas that have been repeatedly raised but yet always manage to send their bill out on time.
Before anyone asks I intend to go to the AGM and get them removed for their intolerably unresponsive service that is undermining the quality of life of residents.

Are you speaking about the agent or the omc? If you speak about the agent, you could ask the OMC to consider a new one. If you are speaking about the OMC, you are already part of it, you can volunteer to become director, secretary or committee member to have a greater impact and participate to the decision process. You would need to be voted in as a director. The agent acts for the OMC. As for the issues you might have raised, the agent might want the authorisation of the OMC to address them or the OMC might not have communicated them to the agent. Or, as you speak about your bill, the work necessary might be too expensive and the OMC might be short in terms of budget as generally requests would have a cost.

As other have pointed out you don't seem to realise that you are already a member of OMC if you are an owner in a particular development. If you are unhappy with the service provided then seek to become a Director of the company at the AGM and work with the other directors to change the agent. I have a set up a key post in the forum for Management Companies and Apartments which gives a step by step process explaining how to do this. There is some work involved which means some people will continue to complain but won't do anything about the situation. Best of luck!

Do you want to do something about the way your apartment development is being managed?
