requested budget (with changes) - no reply from agent - next step?

Hi all,

We requested a budget for year Nov 07 to Dec 08 from our agent.

Based on last years budget we requested they find an alternative landscaping contractor - we even supplied an alternative contracter name and comparative local quotes for similiar sized estates.

We also requested a list of houses paid.

Our contact in the agent hasn't even acknowledged the email - a week later.

Any thoughts appreciated.
 
Contact your directors (if that's not you) and ask them to take it up with the agent. Let them know of your wishes to change landscaper. Your directors are the ones who will make most of the decisions for your complex.

As to getting information from the agent, call them up, email again. It's time consuming but they are acting as your agent.
The protocol is slightly different depending on whether you are a director or an owner. You should have been given a copy of the budget before any service charges were requested for the year in question.
 
AKA did they not circulate the forthcoming year's budget for an AGM? Usually it's circulated with the accounts of the previous year in advance of an AGM. Of course with the legal requirement only being 1 AGM per 15 months, it is totally possible that you could go a year's budget without having one.

Details of unpaid management fees should also be in the accounts
