Renting site for storage

Community group has been offered free site for storage purposes (will be putting shipping container on site) on private land.

I think it would be a good idea to put written lease in place, even at nominal €10 a year rent.

Can anyone point me to a template lease that we could start with?

The RTB site Check with the local authority whether a change of use is required on the land.
