hi am new to this have purchased second home and wish to rent it out, the rental income would be €12600 per year the mortgage is €15576 so therefore am not making any profit due to the recent mortgage increases, how much tax would be due on this yearly to the renvenue also would you advise going thought a letting agent or doing it yourself

It is the mortgage interest element only that is used as a deduction against your rental income - you need to register with the prtb in order to deduct it.

If you assumed that you could offset total mortgage repayments against rental income then you really need to get professional advice as you know little or nothing about the tax issues here.
