If you currently live in the home do you receive social welfare? If you rent it out and you live elsewhere then you may be means tested on the value of the house and could lose entitlement to social welfare.

Let's say you get 36K (or 48K). What will you be left with after tax and charges?
You intend then to rent somwhere in Ireland for 20K (1600 monthly). And so need 20K to live on. But on a rental of 36K that's not possible? What would you do if the tenant suddently left the property leaving you with no income.
In relation to social welfare, I did not say all payments are means tested. For example contributory pension is not. But if you're on say unemployment benefit, then when your stamps run out, in order to get any more social welfare, your house will be counted as an asset (if you're not living in it). Are you receiving anything from social welfare?
Why are you trying to hold onto the house? The questions are asked to try and figure out what it is you want to do and what is best for you to do from a financial point of view. A value of the house would be helpful in this regard.
And certainly not worth selling what is obviously a fine property as it seems that desireable family homes in better locations are edging forward at present.
