I am renting a house that has nice hardwood floors downstair. We were let have a dog recently ( managed to renegotiate contract in view of a renters market). Contract says we fix damage done by the dog.

The wood floors are scratched, but not sure if they were always there. We are now just paranoid!

We are wondering is it expensive to get these fixed? Do they get filled in or sanded down?

Do dogs ( a 40kg beast) damage wooden floors?

Thanks!

IF you allow dogs to stay in the property then you cant ask the tenant to fix floors.unless stated in contract.would stay its nail scratches .most L.L dont let animals stay in the property.
just noted you said Contract says we fix damage done by the dog.pitty.

I'm a landlord, a tenant and a dog owner and I feel your pain.

My biggest dog is 20kg and doesn;t scratch the floors.
I think the scratches are probably fairly superficial and maybe with a bit of a polish with beeswx they might be alright.

In the current house I'm renting, my neighbour called in with her husky, who is well known to my own dog. The husky was moulting alot so I put the two dogs in the utility room for the duration of the visit.

Bad idea, the husky clawed big chunks out of the solid wood door.
So you have my sympathy.
