Renting an APT to DCC

FunnyOnion mentioned renting the Apartment to DCC in another thread.

Rather than hijack the thread and I assume there would a general interest.

If this is done for the 5 to 10 years mentioned.

What are the general feelings on this?

Do dcc look after the place especially if a tenant wrecks the place,

What are the advantages / disadvantages?

Has anyone done this?

I have never done it, I can see some advantages, but also a lot of disadvantages, DCC are providing a tenant of their choosing and guaranteeing a reduced rent for an agreed term.

The limit of their responsibility for any damage caused is at best only guaranteed up to one month’s rent.


Standard landlord responsibilities are still yours.




Rental Values

You should note that we will seek a reduction in current rent as a result of the benefits of the Rental Accommodation Scheme to you. These benefits include:

Deposits and Damage to Property
No deposits will be paid. However, where damage is caused to property, which is above routine wear and tear, we may guarantee the equivalent of up to one month’s rent towards the cost of repair/replacement.
The details of this will be the subject of negotiation.

Your Responsibilities
The key “landlord and tenant” relationship remains between you and the tenant. We act as a broker or agent on behalf of the tenant.
As such, you retain responsibility for:
· Insurance: property, landlord’s contents and public liability.
· Routine Maintenance/Repair and replacement of equipment.
· Dealing with breaches of the tenant’s obligations
