Renting a house in July

Hi all,
I am about to rent a house but the people who want it only want it for 10 months i.e. until the end of June next. Assuming I go ahead with them, does anyone have any idea how easy it is to rent in July with it being holidays and so on.

I have found that if your letting to students, they only want it for 10 months - in my experience the market is far more active in September than in July.
