I currently have a tenant in my house for 4 years+. The Co. Co. have contacted me and ask that I enter a RAS agreement with them for the current tenant as he receives a rent supplement. I am interested. I will need to do a BER and I also will need to insulate the wall cavity and re-insulate the attic ( the house is over 20 years old and is energy inefficient). Can I legitimately offset these costs against tax liability on rental income.
