Rental Expenses - capital expenditure or not?

Hi, we are revamping a rental property. I know that we can write off repairs on our next tax return and other items come under capital expenditure and are written off over 8 years. But just to be more specific: Is it correct to write the following under repairs: payments to the painter, tiler, electrician and plumber? Do the expenses for the tiles, wooden floors and carpet also come under repairs or under capital expenditiure?

I am assuming that the bathroom suite, the kitchen, the curtains and triton shower and appliances come under caital expenditure and are written off at 12.5% per year. Is that right?
 
Dont think you can reclaim anything for bathroom suite, the kitchen, and triton shower-- if you cannot take it with you it's enhancement
 
Sorry, just in case I wasn't very clear. We own the house, have rented it out during the year but the tenants left and we are now doing the house up and hope to rent it out in the new year.
 
WindUp's comments stand - unless it was a like-for-like replacement of shower (repair) it would come under enhancement expenditure and would reduce your CGT bill when eventually you sell (provided of course it is still in the property).
