Hi, a family has expressed an interest in renting our property. They claim that they are approved for rent allowance. I phoned the HSE and the information officer informed me that we first have to fill in the form and apply for it. When I told the officer that I can’t be expected to sign and rent out my property before I know that the person has the money to pay for it, she simply agreed! I find this incredible. Is there really no way of finding out that the proposed lodgers have had a discussion with the HSE and that they, in principle, have been approved? Ewald
 
Ask your prospective tenants for written proof of their elligibility to rent allowance. The onus is on them not you. That would be my approace anyway.
 
There is no system of "pre-approval" for Rent Supplement - it is impossible to determine eligiblity until the tenant makes an application.
