Rent Allowance From A Landlord/First time buyers perspective

Hi,

I want to rent out the side of my house which has been converted to a bedsit. A guy who is receiving Rent Supplement contacted me to say he would like to take the bedsit but as I am new to this I want to ensure Im not doing anything which may affect the first time buyer relief which I claimed...I was told that I cant rent out the house for the first two years or else the stamp duty relief would be clawed back..Im not renting out the whole house, I am still living there - its just the converted bedsit which I intend to let.
I know abt the rent a room relief but does that apply only to a room in the main house or would it apply to the bedsit also??
Any advice would be much appreciated.

You will need to ensure that your "bedsit" complies with the Housing(Standards for Rented Houses) Regulations 2008 . You must also register the tenancy with the PRTB.

Does anyone know if this would come under the rent a room relief? It is attached to my PPR but has been blocked off so it is a totally seperate unit...i dont want to have to pay the FTB stamp duty that I avoided as a first time buyer...thanks again
