Renovation work required, tenant in situ, compensation for tenant?

Hi,
I have a small apartment that I rent out, the current tenant has complained about the cold, never had this complaint before but when I checked it out it would appear that some work is required, including replacement windows.

I've had a builder look at what needs to be done and he reckons tenant will need to be out of property for 3 days. My question is what do I need to do for tenant? Obviously I cannot charge rent for the days when he is effectively homeless, and I would assume I also need to cover B+B costs. Do I need to compensate tenant in any other way for inconvenience?

I've never had to do maintenance/repair work with a tenant in situ before. Any help much appreciated.
 
Why not explain to the tenant that the builder will need exclusive access and suggest to him that you could organise it when he (the tenant) is on holiday. I'd say he would be happy to have it done at all. You could suggest that you will give him a heater till you get a chance to renovate. I dont see why you should pay his B&B for him.
 
If the tenant is good and you are spending a fair bit on the works, the cost of 3 nights in a cheap 3 star hotel or B&B should be incidental and worthwhile to keep the tenant happy. I wouldn't ask someone to move out of my property at their own cost. Check your landlords insurance policy, it may cover such costs.
