Hello,does anyone know how you find an owner of land registered under the registry of deeds. My solicitor has retired recently and I haven't got round to finding another, I have had a look at the land registry website but its far from straightforward. As far as I know the property was last sold in the 1980s but im not sure if it still belongs to the same person. Any advice would be welcome.
 
Maybe contact the Property Registration Authority and ask them if they can advise?

 
On the PRA website select the "Proceed as Guest" option. On the map of Ireland you will need to zoom in on the county and local area where the property is located. Once you have the large scale area map you should be able to identify the property. When you click on it the plot turns red and some details will come up on the right hand side including the Folio number, size of plot etc.
You now have the option to buy more information in relation to the registration. You can select the "view only" option and pay just €5 by credit/debit card, fill in your e-mail address and a copy of the Folio will be e-mailed to you immediately.
From this you should be able to find who the registered owner of the property is and possibly an address if they do not reside at the named property.

Have you any idea why two houses out of thirty houses in a small estate would be registered on Landdirect, but the remainder aren't? All were built at the same time, all were part of the same 'big house' estate that is reference on the property deeds. But only two are available there?
 
Could it be that some of the land was under land registry and the rest was under registry of deeds and not all houses under the two systems have been migrated over to the new PRA system yet?

Its probably the case that the two registered with the PRAI changed hands since the rule came into force about all new purchases being registered with the PRAI. The remainder haven't been bought/sold and as such haven't triggered that requirement yet.

That could be it all right, they are the two that have changed hands in recent years afaik.
