Refund of Letting Fees

I used an letting agent to find a tenant for my property and was charged a basic letting fee (not a mangement fee). The lease period was 1 year. The tennant left 5 months early (paid for an extra month).

Are the letting agents obliged to refund the portion of the letting fee relating to the 4/5 months where there was no tennant or find a tenant for this period at no extra charge?

The agent never sent a letter of appointment or any form of terms and conditions when I initially contracted them.
 
I believe most letting agents would have a policy of finding a tenant for the balance of the year at no extra charge. If this new tenant signs up for a year then there will be a charge payable for the latter part of the year.
 
I used a letting agent last summer to let two properties. The fee (6% of annual rent) was paid out of the deposit. Although now the rent has dropped by E500 per month since January between the two. I wonder is there any refund due seeing as the annual rent has now dropped by E6k per annum pro rata??

How were the letting agents involved in the drop in rent or is that something the tenants negotiated directly with you?
If the rent has dropped by so much, did the agents do a great job by getting your 'top dollar' for the best part of the year?
If for some reason you had negotiated a rent increase, would you now be looking for the agent to pay the additional money?
