Reference for new tenants

I have a tenant interested in renting my house and i want to get some references from her. She is living local with her parents and has a 6 year old son. They come across well and i would be interested in them as tenants. She has lived with her family all the time so no landlord reference.

She has given her boss as a reference which i can give a call to. I am going to ask for a written referenece from her bank but what am i looking for them to say on beside's she has an account there.

2 of my worst tenants peed the bed, broke light switches and most of the delph, left the place filthy, put a large hole into the wall and I found several large bags of rubbish hidden in the back of the house but man they had great references.

Ever since those 2 I've asked for refs but tend to go by my own gut instincts on whether to let someone into my property or not. When I met the bad 2 I didn't really like them and should have trusted myself to know.

My advice - go with your gut. I don't see how references make any difference to how good or bad a tenant is.
 
or as added security you could do what the americans do and get first and last months rent as a security deposit. i'm very surprised that hasn't become the norm over here
 
Thanks for comming back to me. I usually go with my gut instincts and they havent been bad so far and i will go with this lady. Just wanted to try and do the basics to cover myself.
