Recent change in landlord obligations for property maintenance ??

A friend tells me that she thinks some legislation was recently enacted , part of which amends a landlord's obligation to maintain property and grounds - is there any truth in this ?

My situation :
Renting a house with lots of hedges/lawn/shrubs etc. Verbal agreement with letting agent that landlord would maintain property which landlord now denies. The place has the potential to become a mini Amazon and I stupidly missed a clause in the 1 yr lease stating that I am responsible for upkeep of the property. We are 2 months in to the lease.
Would never have agreed to take the place on under the condition that I'm responsible for upkeep - just not feasible for me, no equipment etc.

Thanks for any advice.

my understanding is that all suitable equipment must be supplied as part of any such agreement.

Contact the landlord get him to buy a mower hedge trimmer what ever else and just cut the grass yourself.

It would be quicker and healthier (a bit of fresh air) than all the bother of chasing this and moaning about the place being overgrown.

Doesn't take all that long to keep things tidy, especially with an Ipod and a bit of good weather.

You are referring to Housing(Standards for Rented Houses) Regulations 2008 (S.I.No. 534 of 2008).
Article 5 of the standards requires that the landlord maintains the rented premises in 'a proper state of structural repair'.
At present the defination of 'proper state of structural repair' does not include items such as windows, doors, fascias, gutters, gardens.
However the definition is to be expanded to include such items following the enactment of the Housing (Miscellaneous Provisions) Bill, 2008 which is currently going through the Dail.
This has to be good news for all residents whose estates have been blighted by the neglected unpainted houses and overgrown weed infested gardens owned by property investors/landlords.
Hopefully Local Authorities will be proactive in enforcing the Standards when updated.
