I got a letter today from the revenue saying " I note that you`re in receipt of rental income at you property etc". I have been renting out rooms under the rent a room scheme, declared this each year on form F12 but I moved out a year ago...but havent declared any of that yet as the deadline for last year is Oct 2011.
They want a breakdown of my rental income, expenses and deductions from each year which I dont really have as I didn`t think I needed to keep records as it was under rent a room scheme. They ended the letter with if I dont respond within 2 weeks they`ll adjust my tax credits without further notice. Is this normal? Im totally confused....and worried as I foolishly didnt keep track of anything!!

I would ring them and discuss this with them to clarify things for yourself.
Have you proof that you only moved out in 2010 and thus were availing of the room to rent scheme until then?

It looks like you've been targeted for an audit. It could be triggered by a tenant claiming rental tax relief. As long as you are below the threshold for the rent a room scheme there shouldn't be any problem. You just write a letter back to them saying that you received x rent per year and could they please clarify exactly what other documents they need from you. Not sure but they may want to see where you lodged the rent and how much it was exactly. As I'm not familar with the rules of this 'scheme' someone else may post what records you have to keep. You should also look it up under revenue.ie

Now that you have moved out I hope you have registered with the PRTB?

If this is no longer your ppr you are not entitled to mortgage interest relief at source so you should also include details in this regard in any response to revenue if applicable
