Quick queation regarding buying a house with a 2nd time buyer

Hey ppl,

Just a quick question, i am in the process of purchasing a house with a friend, we are both first time buyers so we avail of no stamp duty. But my girlfriend of 3 years is due to finish college in next summer and now she is talking about us buying a house together late next year. She will be a first time buyer then but i will be a 2nd time buyer.

Will we have to pay full stamp duty then if we buy together??

Think so. Once one party has purchased anywhere (here or abroad), stamp duty is payable. Not sure if you get a reduced rate but don't think so.
