Question about closing dates and contracts

A quick question that hopefully someone will know the answer to:

Supposing I, as a purchaser, sign a contract to buy which specifies a certain closing date. Then the vendor comes along (without having signed the original contract) and requests another (later) closing date.

If I haven't signed anything agreeing to the second closing date, am I entitled to pull out of the deal once the original date passes and the vendor hasn't closed?

Cheers.

AFAIK, if contracts have not been signed and exchanged by both parties, then there is no obligation on either side, and the booking deposit is fully refundable.

You may still be liable for any costs your solicitor has incurred to date, potentially 50% of the agreed fee. See this thread for details.
