Q regarding rent in advance/ social pay in arrears

Hi,

just have a query about renting to a social welfare tenant (from LL point of view).
On commencement of lease, the tenant pays the standard deposit & 1 month in advance.. then the welfare pay at the end of the first month for in arrears.
so would i (1) keep this cash until end of lease and take it that rent always being paid in advance (ie. when social welfare pay me at the end of july, i take it that thats for August instead?) ...or (2) do i give back the cash after first month after i've received 1st months rent from SW?

or (3) do i keep it until end of lease when tenant gives me her 30 days notice - and on receipt of final rent from SW (on day 30 etc) that tenant then gets their 1 month in advance back from me (as well as deposit, where applicable)?

I presume anyone else who takes a SW tenant on and gets them to pay a month in advance would have the answer to this!

I never got a SW tenant to pay a month in advance. I would be suprised if you manage it.

However this is not a big issue with a SW tenant as you have a better than usual chance of getting paid the rent and the tenants are very anxious to get their deposit back. It causes them problems with the CWO if they dont
