Hi, Im hoping to get some advice, I hope I can explain this...
Were renovating a 70 yr old small-ish bungalow, it has a rear extension that was built in the late 70's consisting of 2 bedrooms, 1 bathroom & small back kitchen all under a FLAT Roof making the house into an L shape (out the back).
The intention is to extend the house further to fill up the vacant square (basically it would involve adding further to the back of the old house and the existing extension), adding a new kitchen. We also want to put this new piece and the existing extension under one roof which would involve building up a new gable at the back. This would make the roof of the whole house into a T shape.
The thing is.... the roof pitch on the old house is of an average, low enough height, I want to put the new roof on the back at a higher pitch in order to accommodate an extra bedroom, bathroom and storage in the attic of this new extension/roof.
So.....
1. Is it possible to work the "higher" pitched roof of the whole extension into the existing roof on the old house?
2. The existing Flat roof maybe a bit low for the new pitched roof, would it be possible to just put new beams from the new kitchen over the whole extension to support the upstairs room & bathroom and make it the correct height to join it to the old house?
I know I may not have used the correct terminology or explained things well so if anyone can help I'd appreciate it... Or if anything needs clarifying Just say so.. Thanks In advance
I cant see any real problems with that. basically your new pitched roof will be higher than the roof of the original house but that can be sorted. You will need planning permission though as the new roof is higher. You will also need to comply with building regs.
Get a local architect/engineer/technician to look at it first hand and advise you accordingly.
