Review of the Residential Tenancies Act 2004 - Public Consultation

The Department of the Environment, Heritage and Local Government is currently reviewing the provisions of the Residential Tenancies Act 2004 and public comments are now sought.
Residential Tenancies Act 2004

The Residential Tenancies Act of 2004 instituted a comprehensive reform of the private rental sector and as part of that the Private Residential Tenancies Board was established in 2004. Additionally, the Act set out a modern legislative code that strengthened tenants’ rights and supported a more professional approach by landlords.

It is not an area I know very much about, but I have seen the PRTB criticized frequently on Askaboutmoney.

Would someone like to volunteer to summarise all the suggestions so that they could be submitted?

Askaboutmoney would not be taking a formal postition, but we could make a submission of the ideas discussed, which might well conflict with each other.

Do you mean gather all the posts for and against or do you mean summarize the fors' and againsts'.

It would take the form as follows:

Askaboutmoney is a discussion forum where landlords and tenants ask questions and discuss issues relating to property investment and renting property.

The following issues have been raised on Askaboutmoney which you might like to consider in your review of the Act:

These do not represent the views of Askaboutmoney, its members or its moderators. They represent the individual views of the posters. As such, the views often conflict with each other.

Evaluation of the PRTB
Positives:
it saves a lot of legal costs - insert link

negatives
it results in huge additional admin and bueaucracy

Suggestions
Scrap the Act and the PRTB completely. It is not cost justified.
The PRTB is the best thing since sliced bread and additional resources should be applied.
