Hi,

Looking for advice on PRTB; I have had tenants for 5 years; and have been meaning to register with PRTB, but it keeps slipping down my to do list.

1. Can I back date my PRTB for these tenants ?
2. Am I obliged to provide a copy of PRTB to tenants ?

If you've had tenants for five years you have to do a new one anyone. So, do one -start afresh . It's a new tenancy . Read the PRTB websiteso tyou better understand what i mean about the five eyar thing.

And why would you ask about whetehr tenants can have a copy of the application if thats the meaning of your question.?
 
If you haven't been registered with the PRTB - have you been claiming mortgage interest relief on your tax returns? If so you may be liable to repay this as you would not be entitled to claim that relief. Assuming of course you are registered with Revenue and otherwise tax compliant?

I was 2 weeks late registering a tenancy and was fined €110 - I'd hate to think what they'll do to you for being 5 years late.....
 
As your tenants have been in the property prior to 2010 have they not claimed for tax relief on their rent payments?
