i know that most people chose to invest in residential property but from my position , commercial appears to be a better choice
1. tenants tend to look after the property better as its not in a business interest to have shabby looking premises , in the event the tenants do not look after the place its much easier to evict a commercial tenant including for non payment
2. tenants tend to be looking for a much longer lease , no need to look for new tenants on a fairly regular basis
3. tax write off available on 100% of the loan interest where as its around 75% on residential property loans in a BTL scenario
4. no property tax
5. yields are usually higher than on residential
the only real negatives i can think of are during a recession , while everyone needs somewhere to live , an office , shop or industrial unit may be idle for months if not years
