Pricing for semi solid wood flooring

I am considering fitting a semi-solid white oak floor (20mm thick) throughout a new build house (approx 140 sq/m (153 sq/y)). I have been quoted €11,000 for supply and fitting.

Does this sound reasonable?

What sort of price should I expect to pay a fitter per sq/y or sq/m?

Thank you in advance for any advice/guidance provided.
 
that seems huge, my brother is a carpenter, and charges about 14 euro a square yard to fit
 
even if you were talking €50 per sq yd for the floor and €20 for the fitting that is still less than 11k. That price is extortianate

where are you based as I can recommend someone a lot cheaper than that and top quality workmanship?

Why don't you purchase the floor, underlay and glue separately and then have a carpenter do the job. Again I recommend Woodworkers in Mount Tallant Avenue in Harolds Cross. They sell the best flooring at the best price. And they will deliver. I am not connected in any way only that I have done a lot of business with them. Then find a carpenter in Navan to undertake the job. I reckon you should save approx €3.5 K by this route. PM me and i will give you the names of my contact.
 
i know the floor your talking its 20mm engineered single plank board with a 6mm wear layer and would say it around 60 - 70 euro a sqyd for the board ,their great looking , fit prefect , last as long as solids and great against moisture due to their 7 ply cross cut construction this will also stop the boards from cupping .as for your price it is about right
1. flooring
2. underlay
3. glue
4.edgings ,oak reducers, t-bars etc...
5. fitting

60 euro a sqyd may sound a bit much , but cheaper floors would not be made as well as the dearer one
1. some are done with 3 ply construction not cross cut (STOPS MOISTURE and cupping any thing from 5-7 cross cuts)
2. the pre finish , the harders , the sealers and the varnish and the amount of times the boards have been finished (some boards could be done as much as 8 times) thats why some boards are 20 and others are 60 euros

What moisture content should the floor be at for this semi solid - does it have to be 3% as for solid wood or is it ok to go with 5% as suggested by my supplier?

I'm paying €45 per sq yard for a walnut semisolid floor.

45 * 153 = €6885 taking my price * your sq yards
14 * 152 = €2142 taking price mentioned above for fitting * your sq yards

thats 9K without glue or underlay

I'm sure oak will cost more per sq yard.
 
hi, I am not a carpenter, but enjoy working with wood, I have layed for friends 3 or 4 floors in solid and semi solid also regular floor boarding . It is not so hard to do yourself. and you will save a fortune. I have just floored my cottage near wilkinstown throyughout, stained and varnished, about 1000sq. foot, but make sure that you let the wood rest in the house for a week before laying, to absorb, or release moisture before laying. 11000 does sound very expensive to me.
 

I also agree the price of €11,000 is about right, what most people on this thread have forgotten is that when buying for a floor size of 153sq yds you don't buy 153 sq yds of flooring, you buy about 180 sq yds so the material cost of the floor is about €9,000 and the fitting is about €2,000.

I think you have a good deal, if you want to spend less buy cheaper flooring.

Did you look at the option of putting it down yourself. Its really not too difficult and anyone who has done it will point you in the right direction. Just make sure you put in enough room for expansion. The company you buy it from wil tell you what is recommended. You'd save a few pound( euro). I saved 2,000 Euro.

also any thoughts on how effective ufh is underneath wood floors? heard for and against.....will go with in tiles hallways and bathrooms, etc.

Semi solid 3 strip oak is €15/yd2 in doors & floors in Finglas. Used it before and it's fairly good.
 
There's a crowd in Oldcastle, Meath that will do this for you at a fraction of what you were quoted.
About three years ago they supplied & fitted 90 sqm semi solid in my house including extra thick industrial insulated underlay for 2000 euro. And that included travel to Dublin for supply and fit. All fitted in one day. Can't remember the name, but would probably recognise if I saw it.
btw we checked out woodworkers in Mt Tallant ave as mentioned above but the Oldcastle offering was better value & much less hassle
 
amgd28 - could you tell me was that royal flooring in oldcastle?
