Price for finished Oak Floor, Is this typical ?

I Got my first price for finished oak floors, is this a typical price ? My Construction project (and floor man) are based in the border counties. I am currently based overseas and am not familair with floor prices



Supply and fit 93 mts sq of prefinished oak flooring on first floor.
Supply and fit 76 mts sq unfinished oak flooring on ground floor.
Complete sanding and preparation followed by application of two coats of commercial varnish to ground level floors.
93 mts sq @ €105/mts sq Cost €9,765.00
76 mts sq @ €120/mts sq Cost €9,120.00
Total €18,885.00
VAT € 2,549.47
Total € 21,434.47

Conditions of payment.
40% deposit to confirm order
Balance due upon completion of work

Appreciate any advice
 
Those prices seem off the wall. I soursed solid oak flooring recently at €25 a sq meter and got it laid for just over €20 a sq meter. Based in wexford

i also got solid oak floors fr 20 a sq yd in a sale in local building providers. got it laid for 18. Unless there is something special about your oak - the commercial varnish may cost more - you would be mad to go for this. Solid flooring in packs have come down in price recently
 
Why are you varnishing after you lay the floor. Have you considered pre-finished Solid Wooden Oak Flooring. The cheapest place to purchase (for wide boards especially) , is Woodworkers in Mount Tallant Avenue in Harolds Cross, Dublin 6. They deliver countrywide. No connection with me, other than I have bought heaps and heaps from them and they have always been the cheapest and best quality. If you don't want the hasstle of Solid Oak try semi solid pre finished Oak, which can be laid on the rubber base, straight to the floor. Again Woodworkers are cheapest for this as well and their quality of all flooring is superb.

You confirmed what I waw already thinking,

Sman, The only thing different about my floors was I enquired about 7" wide planks but the quote dosent specify if it is based on that size and when I emailed back I got no response.
Secman, that 45 euro per sq meter supply and fit, did you float the floors or glue straight to the slab or drop battens in the screed ? also did price include varnish coats ?

Mercman, thank you for company name, I will definetly contact woodworkers in dublin 6 , I found there contact info on the web and will send them my details tommorrow ..

Do you know if they supply anything wider than a 5" plank ? I have being told that anything wider ends up being problematic would you agree ?

make sure you specify what lenghts you want especially as you intend to use 7" boards. pre-finished flooring has a mirco bevel which takes away from the look of wide plank flooring,any decent flooring contractor will be able to finish a unfinished wide plank floor and in my opinion it will look a lot better than pre-finished flooring.
 
They were secret nailed to a wooden sub-floor, being on first floor of house. They were pre finished, no varnish required. Am in the process of doing ground floor, so will have more info soon as sub floor is concrete.

Have been shopping around for solid oak flooring in Dublin and so far it seems to be working out at 50-70 e per square metre, that's supply only. We intend to use ply to fit them to so the cost of that will be extra. Not sure about fitting costs as our builder is including that in his price

Have you not tried Woodworkers as suggested above? You'll get oak there for half what you've looked at so far. I know I did!

No, I havent tried them yet, we are a bit away from that stage yet but I will have a look, thanks!

Actually bought the flooring in Dublin , Floorwise ,but used a local guy in Wexford to lay them.

hi All,

I just got a quote from a man for 2450 E to supply and fit 26 square metres of engineered oak flooring(semi-solid) (140mm wide, 5 1/2" ), it is to be oiled. It is to be laid on an underlay. This price includes taking up existing carpet and disposal of it. Is this a realistic price or...?
 
I bought solid oak flooring about 3 months ago, 25m2, solid prefinished oak, plywood underneath and laying of floor came to about 1600 Euros. You should get a really nice solid oak floor for around 30/sm2. I had a look around and woodworkers and brooks builders usually have the best offers. 121floors have good prices, too and the doordepot usually has something on offer, too. A number of years ago I shopped around for my downstairs floor and again, the above were the best with noyeks and the bearfoot factory being the most expensive. Des Kelly is usually somewhere inbetween pricewise. All of these are located around the Naas road, except woodworkers who are in terenure
