PP: Neighbour Objects, any advice?

Hey People

Put the plans in and a Neighbour objects to me, she had a row with the land owner and she said she wouldn't, be she has objected. I cannot see how she would have any grounds, our house is to the north of hers and not on top of her or anything like that. I need to see the full objection which is going to be posted soon.

Any advice ?

Your going to have to wait and see what are the grounds for the objection. If it is minor there should be a way around it but until you know more there isn't much you can do.

4 houses on our street objected to the builder turing the last 2 x 3-bed semis into self contained apartments by changing the internal layout.

PP was passed by the local council.

Planning is still subject to the dark arts. Some get passed and some get refused for no apparent reason.

In theory non sensical objections should not upheld.

But if your objector knows someone in the planning office, or the roads dept, or the sanitation dept of the council or anyone who has a say, then you can be refused for absolutely any reason no matter how illogicial. The onus is then on you appeal to an bord pleanana who can over turn the original reason but refuse you for another reason.

In general numbers matter - the more objectors there are the more the planners have to sit up and notice.

I've speak from experience with Louth Planners.

Goes the other way as well, we objected to a neighbours building, Kildare CC backed us as did the An Bord Plannala inspector yet An Bord Plannala still granted our neighbour permission. It's a lottery

Got the letter, she has a problem with the owner of the land, she told her it was her 4th and final site and that she had none left, the owner told me that I was number 4, folio says only 3 sold. I think the letter will be fired in the bin unless it is true that she has sold already 4 sites but I don't think the owner would go in to this much trouble and she is very aware of the restriction.

It can be helpful to contact the planning officer to discuss the objection that has been received. The planner will only take material planning issues into account when deciding on the application so you do not need to worry about any private matter between your neighbour and a developer. Letter thrown in the bin but wait for it, they are looking for more information. I sat down with a planner and walked through the house, everything was fine expect the car port, my architect called him and they agreed on where it should be.

Send the plans in and after 7 weeks with get a letter back - More information.

Now his boss tells us that the bay window is out (girl next door has 2), house is too big but we are within the size of the site - house size quota and doesn't like the house design also.

Wasted a lot of time with them agreeing on what we where going to do and they throw this back to us, I reckon Dave you guys wouldn't be at it in England !

Planners seem to have a bit of a thing against bay windows, my brother was building in North Tipperary and he had to remove the bay windows from the plans, and the same with a friend in Waterford.
