Possibility of difficulty with tenant

I have my property rented out and want to sell up soon. I have advised my tenant of this.
His contract for renting the property (yearly basis) expired a month ago and although I did say I would be flexible and allow him more time in the property allowing him some breathing space while he found somewhere else to live (I gave him 3 mths notice).
I am concerned that this may end up rolling over longer than what I would consider being a reasonable extension (2 months ish) and this may end up being a problem as I would need it empty for selling.
Could anyone offer any advice as I am unsure how I should approach this if it does become a problem?

Why not simply write to him summarising your verbal agreement and indicating an upper time limit (say, the end of the month-after-next)? Then you have a written record that can be referred to in case of disagreement...
