I am in the lucky position of getting an acre site from my parents.
It is a bungalow which is facing south to avail of good views. I am overlooking my nearest neighbour but they are 150 metres away. The gradient on this field is 1:3 a slight fall towards neighbours.
They have objected on grounds that I have to face the house towards the public road but there are no views (all trees) and the fall of ground will mean I have to dig more into the ground.
Has anybody experience of this regulation or enforcement of this particular rule?
Look up the county development plan for your county, it will give you an idea of their guidelines, If it is a bungalow you shouldnt be overlooking your neighbour, would you be looking into their back or front yard?
I think most local authorities insist that your build must be aligned with the public road. Stupid, but there you go. You need to redraw your plans in such a way as to maximise your views/solar gain etc. within the above restriction.
