Planning Commencement Notice

The notice must be given to the authority not more than 28 days and not less than 14 days before commencement of work for a material change of use. The notice must be accompanied by a Commencement Notice fee, based on the number of buildings.

Anybody know what happens if you exceed the 28 days do you have to reapply and pay the fee again?

a one off dwelling??? if so, just send it in anyway...

the commencement notice is to alert the building control section of the LA of the commencement of work... to be honest most LAs are so under-maned that they cannot visit every site at every stage of construction....

i would just send it in straight away, saying you commenced 2 weeks ago...

EDIT: i just noticed its for a material change of use, sorry.....

even so, they will not be able to know exactly when you started work, so the same applies....

i have exceeded the 28 days due to a contract delay, so i really dont want to pay them another €35

As far as I know Jolly Man you can get your site ready and scrapped clear before the commencement day on the notice ... Don't think its regarded as 'commencement of work' ...
You may be able to work this into your excuse if they approach you.
