Hi,
Anybody have any ideas about the renting/buying in Palatine Square, Arbour Hill. Theres's a few properties for sale within the development and one on Cavalry row. I know it's not too far from O Devaney Gardens which judging from previous posts seems like a place to avoid. Any comments would be greatly appreciated

The ones on Cavalry Row are very small and dark (east facing and largely overshadowed by the old sheds adjacent to the prison opposite). A two or three bed elsewhere in the development would be much better but I've no idea of the price differentials. No major problems even given the proximity to O'Devaney gardens. There is a pedestrian right of way from Halliday Square through the development which many people use to get to/from Arbour Hill. In case you were not already aware the development is privately managed so there are management fees. Been there since they were built c. 1995 and haven't had any major problems.
 
I currently rent in stoneybatter and I walk past palatine square nearly on a daily basis. It look to be a nice area. I personally have never had any problems in the area and I love living there. Am considering buying there soon - Stoneybatter (have been thinking about taking the plunge now with a while and now the time has come I think)
 
Some one I knew lived there its a very nice area and I think a great location close to the city and the luas and the park and convenient for the M50. But buying it the current market may not be the best idea.
 
A quick scan suggests that there is at least a €100K price differential in the asking prices for Cavalry Row versus the two or three beds in the rest of the development! I saw one three bed which claimed that €500K+ was reduced to sell. Sobering when you consider that the three beds were IR£63 or c. €80K new in 1995.... Also - for some reason some of the property sites list Palatine under Stoneybatter and not Arbour Hill which makes little sense to me unless it's motivated by trying to distance it from O'Devaney Gardens or other places or something.
 
That's quite a large price differential ! I must work out what the difference is in price is per m2
 
A sister of mine bought there in 1995 also and I stayed there for 2 years while working in Dublin. Very quiet area. No trouble from O Deveny Gardens but like everywhere in Dublin, be careful, set your alarms and don't leave doors etc unlocked.
She sold in 2003 and moved to Rathfarnham for bigger house, expanding family....
Even taxi drivers used to be surprised when driving in there, one fella said it was 'like a small chunk of D4 tucked away in D7'.... he was amazed... and very near bus, train and now luas....

The three beds are about 80-90sqm and seem to be asking for c. €500K these days. Not sure about the 2 beds in the main development or the smaller 2 beds on Cavalry Row. I can dig out the original brochure which might have more details if you like? There are several different types/layouts of 2/3 beds in the development in case that's of any relevance. However the ones on Cavalry Row are basically identical as far as I know. In most cases the scope for extension is limited but several people have recently done significant attic conversions and some have done some small downstairs extensions too.
 
Thanks again for that Clubman, the prices of the three bedroom ones are still a little bit out of my league even with the way the market is moving, I don't think they'll drop to 1995 prices . Gonna take a look at the 2 bedroom ones.
It's very refreshing to get an opinion on an area other than those of an estate agent. Thanks to everybody to responded.
 
A 2 bed in the estate proper would be a lot better than one on Cavalry Row in my opinion. They are more spacious and have the "buffer zone" of garden/driveway between house and road which makes them feel a lot less cramped/encroached upon.
 
I used to live in Palatine Square and miss it terribly, especially for its proximity to the Park. Funny about the taxi driver - the taxi drivers always seemed surprised at the little oasis so near the city centre! Never had any problems from O'Devaney Gardens and think they've started knocking the flats there to re-house the residents. I was never in the Cavalry Row houses but there is quite a difference in terms of layout and space between the 2 and 3 beds in the main square which might explain the price differences. Only downside was the annual management fee (approx. €250 per anum) which hits in January, when you least need it!
 
Management fee of E250 seems very light in comparison to what's being paid elsewhere.
 
Hi all, not sure if you are even still looking in that area but I bought a house on Cavalry row before Christmas, and at a much better price than the ones next door went for earlier in 2008. I have to disagree with the comments that say they are dark/cramped etc as I dont find that at all. I find it to be a very spacious 2 bedroomed house and love living there. I had a look at the houses further into the estate but couldnt see the huge price jump being justified!
