I would work out a fair amount and refund him. Best way sometimes to look at something like this is to put yourself/friend/family member in his shoes and what would you think would be the fair and appropriate thing to do.
Always remember too sometimes what goes around comes around and if your looking to rent the room again it mightn't come too easy!
