They contacted me through the estate agent, so I will be selling through him. There are very few apts for sale in the area I live in, mine is in the upper price bracket. I feel I would probably get the €20,000 if I put it back on the market, however a bird in the hand is worth two in the bush, as they say.
Tell the estate agent that you were thinking of putting it back on the market at the offered price. If the guy is really interested in the property, he will bid on it at his proposed price. Worst case scenario, you end up with the same offer. If he is making an opportunistic bid, then you might get other offers on the place. True, you might get no offers, but how secure was the opportunistic bid really, in that scenario?
In the wider scheme of things - do you live there yourself, is it rented out, is it empty?
If you live there yourself or have it currently rented out then that has an impact on whether it suits you or your tenants to move now, if it's empty then that perhaps makes the decision to sell now easier.

Consider it from the buyer's point of view. The fact that it is off the market feels like they are taking a chance in offering under asking to get a decent price. If you go back to the agent and say that you want to put it on the market again at the original asking, the buyer risks other parties coming in and the price going up.
If you're happy to take the original offer, I'd tell the agent that you'll only take the original offer or else you'll just put it back on the market
