Guys,

My friend has a question:

"My lease is due to expire in 2 months, and I'm not willing to renew it or going for Part 4. Do I still have to issue 56 days’ notice (I have been renting for more than a 4 years) to a landlord?
I'm in a difficult situation now:
1. If I give 56 days’ notice I will have to move out after lease is expired, even if I haven't found where yet.
2. If I don't give a notice and continue to rent under Part 4, when I find a suitable house, I have to give a 56 days’ notice and, believe me, no landlord will wait for 56 days to start a new agreement. 2-3 weeks, maybe, not 2 months.

So this legislation leaving tenants no choice, but look for a house quickly (ending up with worth place than you can source for a longer period) or wasting money paying for both premises. “
