Mother on Deed...CGT

Hello,
I want to trade up. The problem is my mother is on the deeds and she was guarantor on mortgage also.However my current property (which she own half due to deeds) is my PPR for past 3 years out of 7 year as owner.
Seeing as its my PPR, will I be liable for my mothers half CGT as she owns half of it I suppose as an investment property? And the portion I had (4 years) as an investment?

What's the story with the other 4 years? Was it not your PPR or was it rented in which case are/were you liable for a clawback of stamp duty and CGT on some portion of your share. Not sure about the answer to the queries about your mother's share.
 
Soory Clubman, had it rented out. Paid the stamp as bought as an investment from word go..... Main query really is about mothers side of the equation
