Your 2.30% for Ulster Bank in 2 Year fixed 80% is on the condition that they don't exceed 3.5 LTI. If they do exceed this, the rate is 2.45%.

I have to strike a balance between simplicity and comprehensiveness. I can't cater for every exception.

If multiple cashbacks are the motivation, the interest rate doesn't come into it at all.

The tables are complex enough to come up with and maintain, without bringing really really bad rates into a 'best buys' table.

In general yes but the answer will depend on your specific financial position.

It is expected that your KBC mortgage will be sold to Bank of Ireland. This could happen at any time. As you will see, Bank of Ireland has far higher rates than KBC, so you do need to something about it before your mortgage is sold. If you have a cheap tracker, you don't need to do anything...
